The cost to install Egress windows, which are larger than standard basement windows and meet safety requirements for emergency escape, generally cost between $2000 and $3,500 per window. The final price depends on factors such as window size, depth, configuration, ease of access and your location. An egress window is a special type of basement window designed to meet fire code for emergency escape and rescue. Egress Windows must be large enough for a person to exit through easily, with aminimum size requirement of 3.77sq ft with no dimension less than 15” (opening size) and a minimum window well projection out from the wall of 22”. Egress windows can secondarily satisfy the building code natural light requirement which stipulates 5% window area per square foot of living space area per room. Regular basement windows are smaller and may meet the natural light and ventilation requirements, but they typically do not meet the size requirement to qualify as an egress window underthe fire code. If you intend to rent out your basement, you must have 2 means of egress from the basement to be compliant with the Ontario Fire Code, and an egress window is the most economical way to achieve this.
Most basement window installations can be completed within 1 to 2 days. The duration depends on the type of window, the size of the opening, and any additional work like excavation or reinforcement. The most common window enlargement we do is enlarging a typical 30"x 15" window into a 30"x 36" egress window. When creating a new basement window, the sizes typically range in width from 30"- 48" wide and 30"- 42" tall. A proposed window wider than 48" will require a structural engineer to approve the design, as it may require additional structural rienforcement to maintain the foundation's strength.
